Frequently Asked Questions
What our international clients usually ask us.
Here we've compiled the most common questions from those who contact us from abroad. If your question isn't listed, please write to us—we'll answer in your language.
Can a foreigner buy a property in Spain without being a resident?
Yes. Any foreign national, resident or not, can purchase property in Spain. The essential requirement is to first obtain an NIE (Foreigner Identification Number), a tax identification document required for any financial transaction in the country. Our firm manages the process of obtaining this number and assists you throughout the entire acquisition process.
What is the NIE and how do you obtain it?
The NIE is the Foreigner Identification Number, assigned by Spanish authorities for tax purposes to non-Spanish citizens. It is mandatory for purchasing property, opening a bank account, signing contracts, or paying taxes in Spain. You can obtain it in Spain or at the Spanish consulate in your country of origin. We handle the entire process on your behalf.
How is an international inheritance taxed that includes assets in Spain?
Inheritances with cross-border elements—such as a foreign heir, a non-resident deceased, or assets located in multiple countries—are governed by the European Succession Regulation (EU 650/2012) and Spanish tax law. In the Balearic Islands, there are significant tax benefits that should be planned for in advance. Our team analyzes each case to minimize the tax burden within the legal framework.
How long does the process of buying a property in Mallorca take?
The typical timeframe between signing the preliminary sales agreement and the execution of the public deed before a notary ranges from four to eight weeks, depending on the complexity of the transaction, the financing, and the property's registration status. With proper prior legal advice—due diligence, review of encumbrances, and zoning verification—these deadlines are met without surprises.
